| Garage Remodel Provides a Complete Facelift of Beauty, Functionality and Space Usage |

We recently completed a garage remodel job in Country Place Estates in Keller, Texas. The beautiful English Tudor home, built in 1981, was beginning to show its age. The project grew out of the owner’s desire to convert their existing garage into a family / game room. To do so required the construction of a new garage. For good measure, the owner wanted to fulfill an age old dream of having his own shop for his woodworking hobby. Collectively, this turned into a nice project with additional home improvements. The finished garage remodel offered spacious parking for two vehicles 24’ wide and 26’ long with an 18’ insulated garage door with automatic opener. A deep shop sink provides a washing area for industrial and shop style needs. On the back side of the garage is a 24’ x 18’ workshop with a wide double door entry from the garage and a 36” door leading to a sidewalk and patio of the home. The large workshop contains five large windows providing excellent light for the owner’s projects in his new garage remodel. Underground power is supplied through multiple floor outlets for tools and work stations. The new family / game room measures 22’ x 23’. To provide heating and cooling, a split unit heating and air conditioning system was installed providing more economical HVAC than replacing the central unit of the home. The garage remodel project opened other opportunities to maximize other spaces in the home. For example, to make use of the high pitched roof, the attic above the family / game room was floored and ceiling joists reinforced. Roof trusses were designed to provide maximum stand-up walking room above the new garage workshop. This provided not only excellent new storage for the homeowner, but resulted in a new craft room above the workshop. Rather than the typical pull-down staircase, a permanent 36” wide staircase was provided. During the conversion process of the garage remodeling task, the owner decided he wanted to replace the box-style windows with new energy efficient windows. Building in the new windows prompted complete replacement of the old exterior siding with new fiber cement siding by James Hardie. The result was so attractive, the homeowner decided to replace all the old siding with the new product! A prominent feature of the Tudor style architecture is the turret which contains the front entrance to the home. To make this feature stand out even more, we refinished turret with new artificial stone fascia. The garage remodeling scope of work expanded to correct areas in the turret that needed attention. The deteriorating siding was removed and replaced with a beautiful stone encompassing the first and second floors. The proud homeowners were thrilled with the end result and graciously posed for one final photo in front of their new and inviting garage remodeled space. |
